Booking

Xior Student Housing contracts are open, unlimited contracts that run for the duration of your education or unless terminated by either party (a 1-month notice period must be observed and a minimum stay of 12 months). To enhance the social community of Xior, full-year students are given priority.

It's really easy! Just follow these steps:

  1. Create an applicant login (see the top right of this page).
  2. Choose your residence.
  3. Select a room.
  4. Submit the required information.
  5. Make the payments.
  6. Sign the tenancy agreement.

And you're all set!

Bookings provided by normal reservations:
The studios are upholstered but not furnished. The room is equipped with:

  • Curtains and floors
  • Kitchen with built-in appliances (refrigerator and freezer, 4-burner electric hob)
  • Bathroom with shower, sink and toilet
  • Fiber optic internet and digital TV via IP
Bookings provided by universities:
The studios are upholstered and furnished. The room is equipped with:
  • Curtains, wardrobe and desk with desk chair
  • Kitchen with appliances, microwave and kettle
  • Bathroom with shower, sink and toilet
  • Bed (either 90x200 or 120cmx200cm) with mattress and cover
  • Fiber optic internet and digital TV via IP
Note: The complex has a shared laundry room which is included for all tenants.

Utilities vary depending on the room you book. Please check the monthly utility costs available when making a booking.
Utilities include:

  • Internet & TV
  • Furniture and furnishings

When finalizing your reservation, we require a deposit. The amount is indicated under the 1-time fee listed on the booking site.

Your deposit will be held until the end of your tenancy. If the room is delivered in the same condition you received, we will refund the full deposit.

The deposit will be refunded, if applicable, within 14 days from the official tenancy ending.

A guarantor is a person who will be held responsible if the tenant can not pay what is stipulated in the terms and conditions of the tenancy agreement.

Bookings provided by normal reservations:
Yes, if the studio is 30m2 or larger, 2 people if they are in a relationship. If you hesitate, please contact us.

Bookings provided by universities:
No, it isn't possible.

Please get in touch with our Residents Team. They are experts on our properties and most have rooms with varying levels of adaptations, so our team will be able to help you.

If you book online, and you indicate you have a medical condition, the booking process will automatically pause and one of our Guest Service Coordinators will reach out to you.

Applicant Login: This is for people who are in the process of applying. It covers everything from starting your application to signing the contract.
Resident Login: This is for users who have signed the contract and become residents. It provides access to all your documentation and the Xior app, which we will use to keep you up to date with all the events being held in the residence, important announcements, and general news about your residence. You can also follow up on maintenance requests and rental payments via this portal or Xior app.

You have 5 days from the day you receive our signature request email to decide whether to proceed with the reservation and sign the lease.

If you change your mind and wish to cancel your application within these 5 days and no lease was signed during this period, the cancellation will go through, but you will lose your admission fee.

After a contract is signed, there is no possibility of cancelling the reservation since the legal lease agreement has entered into action.

Moving In

When the rental agreement is countersigned, you will receive an email about how to make your tenant log in. We will use the Xior app to keep you up to date with all the events being held in the residence, important announcements and general news about your residence. You can as well follow up on maintenance requests and rental payments via the Xior app.
 



 

Adding your bank account to the Xior App is essential. Not only for the return of your deposit*, but also for the refund of service charges and so on. 

Open and log in to your Xior App.

  1. Go to Payment.
  2. Select Payment Account.
  3. Click on Add Bank Account.

Please note that it can take up to 10 days for your bank account to be verified. Adding a bank account to the app does not mean you have made any payments.

After your bank account gets verified, you can activate AutoPay to ensure your rent is paid on time.

  1. Go to Payment.
  2. Select Payment Account.
  3. Activate the AutoPay Setup.

And you're all set!

We are ready to welcome you on the first day of tenancy during our office hours. An e-mail with some practical information will be sent to you upon your arrival.

You need to supply your bedding and towels, cooking utensils, crockery and cutlery. Our team can help you look for the best deals and offer advice on where to find everything you might need.

Living At Xior Student Residence

Payments to Xior Student Housing should be made through Xior App.

You will get a payment reminder on your resident portal. Rental invoices are due on the 1st of every month.

Bookings provided by universities:
Unfortunately, it is not possible to change rooms.

You are responsible for cleaning your apartment and for keeping the common areas nice and clean.

No, unfortunately we cannot allow that.

You are responsible for keeping the common areas nice and clean. However, there is a cleaning service in each residence for the common areas.

You can find your households in the common areas, by the elevator, and in the My Xior App.

Yes, we have washing facilities in each residence. Please bring your own detergent.

Yes, in each of our student residence there is internet. You pay for the internet via the monthly service charges.

No, animals are not allowed. Only if you have a medical declaration, you can bring your pet.

No, smoking, and this included all types of E-cigarettes and Vapes, is strictly prohibited anywhere inside the building. Smoking is not allowed in any private or communal area including bedrooms, bathrooms, kitchens and all internal social spaces. Smoking is only allowed in the outside areas.

They are welcome, but be aware that you are responsible for your guests at any time. Please let the Guest Service Coordinator know who and what relationship these guests have with you, as well as the duration of their stay. We do not allow a stay longer than a week, but please discuss this with us

You can login to the My Xior app and make a maintenance request.

You can call the residence manager during office hours. Outside office hours, you can call the emergency line. Both contact details can be found in the My Xior App.

Please note, upon checking in you receive two keys and, checking out, you will need to deliver two keys back to us. Each key costs €50 and using an emergency key will cost €50.

No, for your belongings you need your own insurance coverage.

Yes, we have fire extinguishers in our buildings.

Bike storage is located in the basement, next to the parking garage, in which access requires you to use your key tag. Please make sure your bike has a lock and when you leave make sure your bike is secured properly. There are also bike racks outside, but these do not have cover.

Yes. This is located in the basement, under the Rotsoord complex.

We hope you will love living with us, but there may be times when we don't always get it right. We take all complaints seriously and will try our best to fix any issues the first time. If you need help and advice, please speak with your Guest Service Coordinator. You can contact them via the My Xior App.

Moving Out

Bookings provided by normal reservations:
You will be able to move out before the end of your contract. However, please note that the termination period equates to 3 months' rent, and you will therefore be held responsible for full payment of rent and utilities until then. The deposit will be returned after your tenancy has ended and the rental payments and utility bills or any damages for which you are responsible have been fully paid. Please always contact and inform the Guest Service Coordinator to discuss the early termination procedure.

Bookings provided by universities:
Tenants are allowed to terminate their contract without repercussions, 4 weeks after signing. Please always contact and inform the Guest Service Coordinator to discuss the early termination procedure.

For every unlimited contract, a 1-month notice is obligatory. The end date of the contract is always the last date of that month. If you wish to terminate your tenancy, we kindly ask you to send us your termination notice by e-mail or via the My Xior App.

Once we have received your termination notice, we will confirm the end date of your tenancy. You are required to cover the payment of your rent until the end of your tenancy. This inspection will be held by a staff member together with you to check the condition of the apartment and its furniture, as well as the delivery of all the keys. Both parties will sign a checkout form. Depending on the checkout form, the next steps may include repairs and refurbishment, or the return of the deposit at the end of the tenancy agreement.

At the end of your rental period, there can’t be any more outstanding amounts, and we ask you to send us the deregistration certificate from the municipality.
